  • Who is EstateSmiths?

    Our EstateSmiths team is experienced and equipped to handle your project! And we are happy to do so! 


    All our projects start with a call and consult with owner/ manager, Paige Flynn. Paige has over 16 years in the business of 'stuff'. Paige was born and raised in Crossville and grew up going to yard sales, flea markets, and thrift stores. She has been buying & selling online and in person through eBay, Etsy, Chairish, Instagram, and Facebook Marketplace, and as a dealer at Gaslamp Antiques in Nashville, TN. Paige started EstateSmiths in 2021. Along with her friendly and experienced team, you can count on a smooth and efficent process for completing your project. 



  • What area do you serve?

    We are based in Crossville, TN. We serve most of Middle and East Tennessee. 

  • What is your sale process?

    Our estate sale service begins with an on site consult with Paige. We'll walk though your project and discuss your specific needs. After booking your sale our experienced team works through three stages: prep, sale, and clearing. 


    Prep stage includes research, pricing, staging, set up, and advertising. This stage could also incude cleaning, sorting, and decluttering. Prep stage usually takes 1-3 weeks depending on the size of your project. 


    Sale stage includes placing signs and conducting the entire sale.  Our team is resposible for all customer interactions. Sales are usually conducted over 2-4 days. 


    Clearing stage includes removal of any unsold items after the sale. This stage can also include cordinating donation pick up, junk removal, and house cleaning services. This final stage takes 2-7 days depending on the extent of services needed. 


  • Where do you advertise?

    Our main advertising is on Estatesales.net, which allows for hundreds of photos, details and directions to the sale. In addition to this, we also maintain an email notification list of upcoming sales to our customers. We also utilize Facebook, Instagram, GoLSN, EstateSmithsTN.com, Craigslist, local newspapers, and specialty Facebook groups.

  • How does consignment work?

    Our consignment serivce begins with a call to determine if we are the right fit for assisting to sell your items.  We photograph, measure, research, and create online and local listings via several options like; Facebook and Marketplace, newspapers, Craigslist, eBay, Instagram and specialty groups. Consignment items are usually left with the owner until sold. We take care of all customer inquiries, showings, and handling of sold items. 


    We accept most general goods and equipment. 


    Our consignment services are 70% owner and 30% EstateSmiths commission rate after any card processing and advertising costs. 


    For those that prefer an offiste sale option, we have a warehouse located at 74 Wyatt Loop in Crossville.  From our warehouse we can conduct single item sales or full estate/ downsizing sales. Warehouse sales commission is 60% owner and 40% EstateSmiths proceed split. 

  • What is your commission?

    Our onsite sales commission is determined by the size of the project with an average being 33%. 


    Any single items with a selling price over $3000 have an average commison rate of 17%. 


    Our offsite sales commission splits average at 60% owner/ 40% EstateSmiths. 


    We offer additional services including clearing all contents after the sale, cleaning, and junk removal. Those fees vary and would be determined during the consult. 


    An agreement and fully detailed quote is provided before beginning any project. We simply do exacly what we agree to and at the price we say, no surprises. 

  • Do you offer buyout options?

    We are able to buy complete estates small or large. Sometimes a buyout is the fastest and most convenient option to liquidate a property. With years of buying and selling experience in Middle Tennessee and online we are able to offer you a fair market offer that can sometimes be just as (or more!) profitable as an estate sale. 


    Our buyout service means that we offer you a cash offer for the contents of your property. We then handle all the moving quickly and leave your property in swept clean condition and ready for showings.


    Why choose a buyout rather than a sale? Sales can be unpredictable- weather, trends, economy, local market, and seasons all affect the success of an estate sale. With a buyout offer you know exactly what you will receive for your items. Prepping and holding estate sales sometimes have a property in a cluttered condition for weeks and this can affect realty showings. 

    Leftover items after an estate sale are not an issue, an estate buyout means that everything is removed quickly. 


  • What happens after the sale?

    We try to make our services as custom fit for our clients as possible. Here are some options on what happens after a sale:

    • We can clear any trash related to the sale and leave any unsold items in the property
    • We can cordinate with local non profits to come pick up remaining items that can be donated. We often use Habitat Restore, Second Chance, and local churches. In the case of estate clearings, we try to work with a charity that your loved one would have been happy to support. 
    • We offer additional junk removal, move out cleaning, and real estate listing preparation options
  • I'm not comfortable with people in my home . Do you have other options?

    We do our best to respect the privacy and safety of our clients and to make sure that they are comfortable with our team and our sales process but we know that  onsite sales aren't for everyone. Maybe you don't feel comfortable with people at your property or you don't want to bother neighbors. We can still help you downsize your unwanted items. 

    We maintain a warehouse location in Crossville and can move your items there to sell. We also offer online sales options including eBay and Facebook Marketplace.

  • I'm not interested in a sale right now but I need to declutter. Can you help?

    We're happy to help our clients in any way that we can. 


    Decluttering can be a major task. What to do with things? Where can stuff be taken? We help our clients in many ways- creating a game plan, staying on target, cordinating junk removal and donations, and finding creative ways to rehome items. We can also offer hourly pricing on some projects. 


    For our clients decluttering a lifetime of 'stuff'. We understand that things aren't always just 'things'. Adult children are sometimes not interested in inheriting family items. Being tasked with clearing an estate of a loved one can be overwhelming. Every member of our team is kind, compassionate, and patient.     Aging in place is also becoming a popular choice. We offer services to help our clients remain in their homes as long as possible. Decluttering, addressing safety issues, and space planning services.
